Lawyer: $500-$800
Agent: $3,000
Inspection: $400
Closing costs: $3000-5000

2-6%. It varies by state and by what type of loan you take out. “Special” loans, like VA loans, may have upfront fees or insurance that you have to pay in additional to the closing costs.
Where I am, the buyer pays for pro-rated property taxes, pro-rated HOA fees, loan fees, appraisal, inspection, credit report, processing, underwriting, hazard insurance, closing fees, title insurance, sales tax, and recording fees.
Seller pays the agent commissions.
